my debt ratio is 27.00%… i personally bring home $3,000 a month (my husband brings home about the same). i have no credit, my husband has pretty bad credit. will debt to income ratio be a factor in buying a house? how likely am i going to be able to buy a house with just debt ratio?

I want to get a secured credit card for the amount that would look good to lenders like “this person pays on time and has a valuable credit history w/some lenders” (ie my dell account is on there which is good and the secured card would add to it).

Am I making sense? How can I do this? I’d rather not pay off the measley 1k, it should be removed within a few years anyway.

How can I get the credit card lendors..or now collection agencies.. to work out a deal with me so I can clean up my credit? My biggest concern is a Wachovia Private Loan I took out for school. There was about an 8 month gap where I was not enrolled in school, 2 months over their 6 month allotted time before repayment. I owe about $10,000 on that. This loan is not federally guaranteed. Is there a way to get it back into deferment now that I am in school? Or should I just file for bankruptcy since it’s not federally guaranteed? I’d rather not file if I don’t have to.
How can I work out some deals with collection agencies & Wachovia? Any tips or language I should use when communicating with them?

I am thinking of dealing with Clear One Debt Relief and it sounds to good to be true. What makes me leary is that they want me to go delinquent on my cards before they will step in and they will take my payments out of my checking account each month. They say they can take my $15,350.00 credit card debt and reduce it 47% but they will not deal with the company’s until I am delinquent for at least 2 months and there is no guarantee that these company’s will take their offer. I want to read the contract but I have to sign up first. Has anyone else been screwed by any of these company’s?

I have been in a debt management program with a local credit counseling service for about 8 months. My parents have offered to co-sign a loan so I can pay off the cards. The loan with the bank is a lower interest rate than the cards and will pay them off faster with a lower payment each month. Should I pay the cards directly or go through the credit counseling service? Which is better for my credit score?
